The layout of the Minipolis was developed on the main urban axes: longitudinal direction - to the city center and transverse - to the intra-quarter axis of the 23rd and 24th microdistricts. The concept preserves the main forest area, which includes new buildings. Two types of residential areas have been formed: regular block building (6-8 floors) in the southern part of Minipolis and irregular block building (6-4 floors) in two rows of the northern part. The last type of development is planned with private courtyards opening onto a pedestrian boulevard.All courtyards of Minipolis have the concept of "yard without cars". Entrances to the houses are carried out from the outside of the building, along which parking lots are located. A sports cluster has been formed in the western part of Minipolis: a swimming pool with a sports complex and a sports park. In the southwestern part, a plot has been allocated for the placement of a kindergarten for 250 places, the availability of which is ensured for the entire Minipolis. The projected school in the 26th microdistrict also provides accessibility to all new development.

The maximum percentage of development of the territory in accordance with the current rules of land use and development of the city of Bratsk is set at 40% of the land area. The building density coefficient for the ZH-Z zone is 12,000 sq.m./ha for residential development. The maximum number of floors is set at 14 floors.
