Description

The hotel complex is oriented towards all major existing and planned pedestrian routes of the 130th Quarter. Located on a steeply sloping terrain, the building features entrances from all levels, which enhances the commercial appeal of the spaces leased to tenants. The land use and development regulations define the boundaries for the building's possible location, with the requirements clearly set out in Appendix No. 5 of the regulations. In addition, strict height restrictions from the Land Use and Development Rules apply.
The regulations and the terrain dictate a complex, dispersed compositional structure for the building. The silhouette features a cascading effect, which emphasises the topography and ensures a gradual transition from the 5-storey Russian Railways building to the 2-storey wooden buildings along the red line of 3rd Iyulya Street. The project authors adhere to the regulations, including those concerning roof forms (gable roofs; flat, accessible roofs) and materials that apply to the entire quarter (Appendix No. 4). In addition to the traditional approach, the project proposes a contemporary interpretation of gable roofs (with diagonally positioned ridges) and volumes along the red line of Kozhova Street.
